Rental Advice?

I’m at my wits end with where I’m living. Our lease doesn’t end until early December (which will total 15 months of living here) but I honestly don’t think I can take it. The biggest of the long list of issues we’ve had is the heat.
Its completely uninhabitable in the warmer months. We keep it all closed up during the day but once it gets to 11-12 its just as hot if not hotter than outside. To make matters worse, not only are the wind out windows completely ineffective in airing the house out in the afternoon; a swarm of gnats flood through the fly screens when the sun goes down. Meaning we have a short and inadequate opportunity to get fresh air in which most of the time doesn’t do much at all.
All we have to cool down is a fan and a portable air con that we cant even hook up properly because of the wind out windows. My 1 year old is so agitated all the time from how uncomfortable she is and we end up having to evacuate the house most days just to make sure we don’t get heat stroke. I’m so close to breaking my lease :'( its only the start of spring and its this bad, I’m not sure if I can hold out until December
My question is, has anyone been let off a lease a couple of months early without losing any bond? Or do you think I’ll have any luck getting out of it?

Also, while I’m on the topic… If I stay with the same real estate, will they transfer my current bond onto a new property or will I have to round up another bond until I get the one from this property back? If at all 🙁
Sorry for the babbles everyone, I know this isn’t really the place to ask this sort of thing but I’m just so over being hot and bothered 🙁
Thanks for taking the time to read!

I’ve reported the spam by D03Boy on the “SERIAL SPAM MEMBER ON BH” thread. Don’t click on the blue link.

You would probably want to start looking now as you actually only have 6-8 weeks til December.
Why did you have a 15 month lease it sounds a bit unusual.
Have you got a rent renewal letter yet?
We have just renewed our tennants lease (which expires end of November)
I would also speak to your landlord with your issues.
It would potentially be cheaper for the owners to put in even a small split system then to have to re:let, advertise, possibly vacant time etc.
    Good Luck.

Have you spoken to the real estate / owners regarding air conditioning? If the owners are happy with you as a renter and don’t want to have to go through finding new people to lease the property, they may come to the party and put an a/c in?

I had a sense that you were venting in your post, and that’s okay. December is not that long to wait until you can leave. Even if you were allowed to leave tomorrow, you still need time to look for a new home, get rid of unwanted possessions, pack boxes etc.

From reading your post, I assume that you live in Queensland. I lived in Brisbane for many years, and I found the hotter months almost intolerable. I have a health condition that makes extreme temperatures hard to cope with, so I can appreciate you feeling anxious to get out of the heat. I used to live in a tiny flat and there were never any breezes. The roof probably heated up all day because the evenings were a shocker. I moved a few hours south and it still gets intolerably hot here, but it doesn’t get as hot for as many months as Brisbane. Good luck with finding a new home.

I think that you need to contact the Residential Tenancies Authority in your state (or whatever they’re called). I assume that each state has different guidelines relating to the cancellation of a bond. You didn’t say which state you live in, but here are some links to a few organisations that should help:

    https://www.rta.qld.gov.au/Renting/Ending-a-tenancy/Ending-a-tenancy-agreement/Ending-an-agreement-early-breaking-a-lease

    http://www.consumer.vic.gov.au/housing-and-accommodation/renting/ending-a-lease-or-residency

I have heard of sub-letting (where someone else takes over your lease). You would need to speak to your real estate agent about this.

If you ever want to ask about any home-related issues, BH has a sister website called homeheaven.
