All things house building – reputable builders, tips, things to be wary of, etc.

Hello Beauties 🙂

My partner and I had planned for 2018 to be our year to build/buy our first home, and now it’s actually looming near!

We had been tossing up between what path to go down… do we buy or do we build. I think at the moment it’s fairly 50/50, but perhaps more leaning towards the building side. We’ve been fortunate to have my partner’s parents offer us to stay in their old home while we sort ourselves out as they retire on the Gold Coast next year so I think it’s an opportunity I’d love to take.

I’d really love to read your stories and experiences. Anything housey related – I’d love the low-down on it all! Would you recommend buying or building? Why?

Who would you recommend building with and why? Is there anything you’d want others to be wary of or to know? How was your experience and would you do it again? I’d appreciate anything you’d have to say 🙂

    I work in construction law and property law – (I’m a solicitor) and some massive tips for you include:

    -make sure everything is in writing (especially variations) so you do not have any surprises down the track

    -save more money then you need (especially if building or doing an off the plan build)

    -read the fine print (terms and conditions to make sure you understand all the ins and outs of delays/variations/added potential extra expenses)

    -do your due diligence on the builder/company you use (check forums for reviews / check ASIC to see if they have ever liquidated before and/or if they have frequently changed their business name this is often to hide from previous bad experiences)

    -if you buy a house make sure to get an inspection done (as hidden costs/repairs cost a pretty penny too)

    -ask for special conditions (things you may want but don’t see on a set plan easier to ask before the build then try to get it added afterwards)

    -be patient (ultimately, if you build there is highly likely to be delays it’s the nature of construction with weather or unexpected events that occur like the ground being harder than anticipated or stuff of the like)


    Ultimately, if you want a bigger house in the future – I would say build what you want now (while the going is good aka with saving on rent), this way you can save more for deposit/save more for potential added extra fees).

    The biggest thing in construction disputes is defects (mistakes made) and time delays/variations (leading to added costs). This is why it’s super important to be diligent with paperwork, be diligent and shop around and try to get the most reputable builder you can.

    Obviously, as I am a lawyer I’ve seen “the worst of the worst” so if I was a building a home I would be the worst client (back seat driver ever ha-ha).

    I would say shop around to see in person what kind of house you like/don’t like, take photos and really investigate what your absolute needs/wants are. This will especially help if you do decide to build which sounds like you are pretty set on 🙂

    If you do decide to buy, you can ask for payable by instalments for deposits, you can request some inclusions.

      Well I`m pretty set on building, however Mr. SJ is obviously 50% of the decision so house buying isn`t out of the picture as I think he`s still a little overwhelmed by the idea of building. But there`s nothing like visiting a friend or family member and seeing their lovely new home. It`s a bit like baby fever, lol!

      I definitely wouldn`t go too crazy on the size, you`re right there, just as big as what I`d need. No mansion or super luxe fittings haha. Great idea on checking ASIC. And yep, definitely important to get everything in writing. I`d heard and read that a lot. So I`ve definitely noted that.

      There`s pros and cons to both building and buying so I guess it will just be a waiting game until the time comes to see which way we end up swinging.

    I definitely think you’ve got a great opportunity if you’ve got a house to live in while you get ahead.
    I know it’s your in-laws house, but perhaps just put a bit of an informal agreement together with them, are they expecting it will only be for 12 months or are they happy for it to be indefinitely, are there circumstances in which they would need to sell, what you all expect from each other, just to avoid any issues down the track, say for arguments sake the hot water system needs replacing, would your in laws replace it, or given that you are living there free, would they want you to chip in too?
    I don’t think it’s unfair for them to ask for some expenses to be covered (council rates for example)
    or would they like a token amount of rent? It’s easier if things are out in the open rather than for something to pop up and both parties be expecting the other to take care of it.
    That being said don’t let it put you off living there.
    I’m only saying this from personal family experience, I won’t go into details on a public forum, but if PM gets set up I’m happy to chat 🙂

      I completely understand what your saying PP. Thanks for your concern about me. 🙂 You`re absolutely right and yes, definitely a good idea to have a sit down and a chat to discuss. I believe my SIL will also continue to stay at home until she moves overseas next year or the year after, so I`m most concerned about making sure we get along with her and divvying up the expenses accordingly. His parents are wonderful but she can be `funny` at times so we`ll need to make sure things are organised between us. Thanks again PP 🙂

    my husband’s cousin is building. he swore never again ! the amount of money that went in is huge! not to mention a lot of hidden cost

      Oh no that`s no good cosmoslyn. Thank you for your input. 🙂 I know there`s a lot of hidden/unexpected costs, so you have to be savvy and prepared for some surprises along the way. I hope the end result is worth it for him in the end.

    My partner and I have debated on whether to buy a little unit until we need something bigger or just buy/build a family ready sized home to begin with so there’s no need to move. I’m happy to do either but it just seems like we shouldn’t waste our opportunity to build our dream home when we are so lucky to be able to live rent free for an amount of time.

    Your plan is very similar to something I’d want in terms of number of bedrooms and living areas if we were to build. And I’d also want the bedrooms away from the living areas down a hall like you have.

    I’ll be sure to check out BT homes. I haven’t heard of them actually. But funnily enough – we went to the Rawson display homes and they were the only ones not to greet us!

    There was a lot home homes we liked – we went to the Thornton display village – but Mr. sunjeanie had had enough a few hours in so I didn’t get to look at them all. I’ll be back another time. Odd question – did you have the option to install ceiling fans during the build?

    EDIT: I just had a look on their webiste and they mightn’t service the area I’m looking at moving to. We’re thinking of the Maitland/Newcastle area and perhaps even further inland. It does say the Central Coast area is ok but we might still be too high up.

      Hello SJ , welcome to Newcastle , nice place to live in. Away from the hustle and bustle of Sydney and yet closer to drive to for a day out in the big city plus the houses are affordable too.

      I live in Newcastle too and we also build our house 3 years ago (wow time flies).

        Thank Sak 🙂 I live about an hour away from Newcastle and am in the area every month or so, usually to go to Westfield Kotara or Charlestown Square. Will be nice to move closer to the coast with all the bars, restaurants and shops. I`m from a small town so it will be a good change I hope 🙂

      Our house came with ducted aircon & gas heating… needless to say I didnt ask about fans! Don’t worry, there is no odd question ask anything you like I’m more than happy to help. If BT are people you like after looking around give them a call, they are expanding quickly.

      Personally if it were me I’d build my dream house now while you have a rent/mortgage free period, when we built we were renting, plus paying mortgage on the land plus the increments of the build mortgage, plus rates, plus rental bills etc and believe me it adds up quickly. Also kids cost a fortune so the additional years of repayments you can put on will help you out in the long run, especially if you or Mr SJ decide you want to be an at home parent for a while (I am).

        I just thought to ask because only one of the display homes I went to had a ceiling fan. It`s all about ducting these days apparently, which is fine and all but it will just be very expensive for just the two of us unless we can section off certain areas.

        Where I`m moving to is only going to be cooler in the summer compared to where I`m moving from as well. I just like the option to just chuck the fan on, so hopefully it`s something I can organise with the building company we go with. Mr SJ is an electrician any way, so it might be something we can do ourselves.

        But yeah I think it`s such a good time to do it, I wouldn`t get this same opportunity again if we bought something and then down the track decided we`d still like to build. I have my parents to ask about things as well. They did a major extension on our 4th generation family home, I don`t remember much about it, I think I was maybe 11 or 12 at the time but at least I could ring them up with any questions.

        You can section the air con off – I have 2 zones in my house but was given the option to have as many as I wanted. My second zone is the back bedrooms which would be convenient for you to do.

    Yay SJ! We built last year, I love my new house! There were a few bumps along the way (like with any build) but overall the experience was a good one.

    My tips….

    Allow a good $20000 – $40000 extra slush money, things will pop up and cost more and it will be things you never saw coming…
    1 we had a flat block (or so we thought as did the builders) but when they cut in they realised the neighbors next door had pushed their leftover dirt onto our land… we ended up needing a retaining wall that cost $5000.

    2 we had the wettest winter in 27 years so they couldn’t start construction, we needed to have 3 truckloads of ‘dirt/land’ removed and 5 loads brought in so we could start (this was after we waited 5 months) the bill came to $4500 – we didnt pay that – long story.

    Make sure you get everything in writing I cannot stress this enough, any variation to your contract you need to get in writing and make sure the dollar amount is written in before you sign the variation contract.

    Go through your build every step of the way so you can catch and mistakes early – I’m meant to have cavity doors into my media room but didn’t catch it early enough so now I have normal doors.

    Keep us updated with how you go, I love my house now and it was well worth doing none of the houses we looked at ticked all our boxes and it cost no extra to build than buy.

      Aw Anne I`m so grateful to have you to talk with!! I`m glad it was all worth it for you in the end. 🙂 Did you use a ready made plan or did you design your home yourself?

      I also think there`s not a whole difference in cost compared to building/buying. Just seems to have some more added stress and can have a few more bumps in the road but overall you get something you can be proud of that is made to your needs and taste.

      Seems to be a lot of unexpected costs unfortunately so will be definitely had a buffer fund in mind but you never know how much so thanks for the suggestion 🙂 I also know I need to make sure I know what my responsibilities are and what I need to do to get them done. You seem to need certificates for everything and you don`t want to do things wrong or it could cost you a fortune to re do.

      Did you have much trouble with your local council getting things signed off? Is there any builders you`ve heard can be trouble?

        I used a ready made plan, once I saw it I knew it was the one…. I’ve attached a pic of my floor plan. I made a few small changes – walk in pantry – swapped shower and toilet in ensuite to make it a double shower – pushed master bedroom out another meter.

        Unexpected costs… they are there when you buy a house also, just so you are aware. As for your responsibilities you don’t really have any, you don’t need any certificates etc your builder does that, and that’s all included in the build costs so it won’t cost you extra.
        Council took about 4 weeks again the builders submitted the plans etc fixed any problem we literally did nothing but wait.

        I’ve not heard the best things about Rawson Homes and Kensington Homes but I didn’t use them so can’t give actual experience.
        I used a company called BT Homes, they were amazing. Have a look at their plans online to get an idea of the type of floor plan you will want.
        Shop around once you know the plan, I found a big difference in prices between companies – I’m talking almost $80000
